BOZEMAN, MONT. — Berkadia has arranged $33.8 million in refinancing for Bozeman Lodge, an independent and assisted living community located in Bozeman. Oregon-based Radiant Senior Living is the borrower. Ed Williams, Steve Muth, Austin Sacco, Garrett Sacco and Alec Rosenfeld of Berkadia secured the financing from a debt fund on behalf of Radiant. The 2.5-year loan features interest-only payments for the full term. The transaction marks the debt fund lender’s first loan within the seniors housing sector.

IPA Negotiates Sale of 288-Unit Talus Apartment Homes in Central Montana

GREAT FALLS, MONT. — Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Talus Apartment Homes, a multifamily property in Great Falls. Brock Zylstra and Danny Shin of IPA, in association with Adam Christofferson as Marcus & Millichap’s broker of record in Montana, represented the seller and procured the buyer in the deal. Terms of the transaction were not released. Built in two phases in 2015 and 2018, Talus Apartment Homes features 288 studio, one- and two-bedroom layouts with open concept living areas. All units offer stainless steel appliances, modern cabinetry and washers and dryers. Community amenities include a resort-style swimming pool, 24-hour fitness center and a clubhouse with a theater and media room.

BELGRADE, MONT. — Hanley Investment Group Real Estate Advisors has brokered the sale of a newly constructed, single-tenant property located within the master-planned community of The Foundry in Belgrade, approximately 11 miles northwest of Bozeman. An Amazon facility occupies the 52,300-square-foot building. Eric Wohl and CJ Kiehler of Hanley, in association with locally based Venture West Development LLC, represented the seller. Samer Khalil of Newmark represented the buyer, a New York-based private 1031 exchange investor. The sales price was not disclosed.

Integrated Senior Foundation Receives $79.3M Acquisition Financing for Three Seniors Housing Communities in Oregon, Montana

BREA, CALIF. — Integrated Senior Foundation, a nonprofit senior living provider, has received $79.3 million in tax-exempt, floating-rate financing for the acquisition of three properties located in Oregon and Montana. The communities include Magnolia Gardens in Cottage Grove, Ore.; Wiley Creek in Sweet Home, Ore.; and The Lodge in Great Falls, Mont. Together, the properties total 287 units, with 23 independent living, 190 assisted living and 74 memory care units. Magnolia Gardens features 101 units with a full continuum of care. Wiley Creek comprises 108 units, including independent living, assisted living and memory care residences. The Lodge totals 78 assisted living units. JLL secured the financing on behalf of Brea, Calif.-based Integrated Senior Foundation.

Constructed in 2024, the four-story Courtyard Billings offers meeting event spaces, a restaurant and fitness and business centers. Skyler Cooper, Chris Gomes and Allan Miller of Marcus & Millichap represented the seller and procured the buyer in the deal. Adam Christofferon of Marcus & Millichap assisted in closing the deal as the broker of record.

CBL Properties Acquires Four Enclosed Malls from Washington Prime Group for $178.9M

CHATTANOOGA, TENN. — Chattanooga-based CBL Properties (NYSE: CBL) has acquired four enclosed regional malls from Washington Prime Group for $178.9 million. The properties include Ashland Town Center in Ashland, Ky.; Mesa Mall in Grand Junction, Colo.; Paddock Mall in Ocala, Fla.; and Southgate Mall in Missoula, Mont. CBL says it is focused on owning and managing successful enclosed malls in dynamic and growing middle markets. The deal suggests mall recovery extends beyond luxury properties, driven by limited retail construction since 2008, according to The Wall Street Journal. Ashland Town Center is a single-level mall that opened in 1989. Totaling more than 420,000 square feet, the property features more than 70 retailers and restaurants, including anchors JCPenney, Belk, T.J. Maxx, Ulta Beauty and Five Below. The center has undergone several renovations over the years, including a major redevelopment in the late 2000s that added a new JCPenney prototype store and updated amenities. The largest indoor shopping center in western Colorado, Mesa Mall spans roughly 733,000 square feet and is home to more than 120 stores and services. KALISPELL, MONT. — Brinkman Real Estate has acquired The Meridian Apartments, a Class A multifamily property in Kalispell. Terms of the transaction were not disclosed. The company’s capital markets team, in partnership with Greystone’s debt team led by Tim Wright, executed a Fannie Mae loan assumption and simultaneously closed on a supplemental loan. Built in 2023, The Meridian offers 180 studio, one- and two-bedroom apartments with quartz countertops, stainless steel appliances and vinyl plank flooring and keyless entry. Community amenities include a basketball court, an outdoor grill and picnic area, a dog park and onsite leasing and maintenance. Brinkman plans to implement an improvement program including the addition of in-unit laundry facilities, fencing for first-floor studios and upgrades to the dog park and shared outdoor areas. Situated on 8 acres in a Qualified Opportunity Zone (QOZ) in the South University District master-planned neighborhood, Highmark will feature 162 units. Completion is slated for late 2025, with leasing scheduled to begin in April. BOZEMAN, MONT. — Grossman Development Group has signed eight new tenants to join Gallatin Valley Mall, a 315,000-square-foot regional shopping center undergoing redevelopment in Bozeman. New retailers at the $100 million multi-phase project, which will be called Gallatin Crossing, include Arhaus, lululemon, Pandora, Sephora, Anthropologie, Free People, Lovesac and Madewell. The mixed-use project’s 45,000-square-foot Medical Pavilion, which houses Intermountain Health, Ortho Montana and Gallatin Valley Surgery Center, opened in August 2024, while High Street, an outdoor retail experience, is set to open in summer 2025. Other tenants at the property include Macy’s, Barnes & Noble, Gallatin Valley Cinemas and Whole Foods Market. Additionally, interior upgrades to the existing shopping center include new lighting, carpet and refreshed common areas. Gallatin Mall Group, in partnership with Grossman Development Group, Boston Realty Advisors and The Broadway Co., is leading the project.

KALISPELL, MONT. — Gantry has secured a $10.5 million permanent loan to retire construction debt from the development of the second phase for The Landings on Two Mile, an apartment community in Kalispell. Located at 110, 112, 114 and 118 Teton St., the second phase features 72 one-, two- and three-bedroom floor plans. Demetri Koston of Gantry’s Spokane, Wash., office represented the borrower, a private real estate investor, in the financing. The 12-year, fixed-rate loan was secured from an agency lender with an upfront interest-only period transitioning to 30-year amortization. In 2021, Gantry provided a $16.4 million permanent loan for the property’s 108-unit first phase.

GREAT FALLS, MONT. — Community Preservation Partners (CPP) has acquired Elmore Roberts, an affordable apartment property in Great Falls, with plans to renovate the asset. CPP’s total development investment is approximately $13.2 million, which includes the $3.1 million purchase price and an estimated $97,000 per unit renovation cost. Located at 6 6th St. S., Elmore Roberts features 60 units in a mix of 30 one-bedroom and 30 two-bedroom layouts. Planned renovations include addressing deferred maintenance and outdated systems, including ADA accessibility, and increasing sustainability across the property. In-unit renovations will include new formaldehyde-free cabinets and countertops, Energy Star refrigerators and upgraded ranges and range hoods. Additionally, units will receive low-flow toilets, updated showerheads and faucets, LED lighting upgrades and a new coat of low-VOC paint.
