Terms of the transaction were not released. Built in two phases in 2015 and 2018, Talus Apartment Homes features 288 studio, one- and two-bedroom layouts with open concept living areas. All units offer stainless steel appliances, modern cabinetry and washers and dryers. Community amenities include a resort-style swimming pool, 24-hour fitness center and a clubhouse with a theater and media room.

Together, the properties total 287 units, with 23 independent living, 190 assisted living and 74 memory care units. Magnolia Gardens features 101 units with a full continuum of care. Wiley Creek comprises 108 units, including independent living, assisted living and memory care residences. The Lodge totals 78 assisted living units.  JLL secured the financing on behalf of Brea, Calif.-based Integrated Senior Foundation.

The properties include Ashland Town Center in Ashland, Ky.; Mesa Mall in Grand Junction, Colo.; Paddock Mall in Ocala, Fla.; and Southgate Mall in Missoula, Mont. CBL says it is focused on owning and managing successful enclosed malls in dynamic and growing middle markets. The deal suggests mall recovery extends beyond luxury properties, driven by limited retail construction since 2008, according to The Wall Street Journal. Ashland Town Center is a single-level mall that opened in 1989. Totaling more than 420,000 square feet, the property features more than 70 retailers and restaurants, including anchors JCPenney, Belk, T.J. Maxx, Ulta Beauty and Five Below. The center has undergone several renovations over the years, including a major redevelopment in the late 2000s that added a new JCPenney prototype store and updated amenities. The largest indoor shopping center in western Colorado, Mesa Mall spans roughly 733,000 square feet and is home to more than 120 stores and services. New retailers at the $100 million multi-phase project, which will be called Gallatin Crossing, include Arhaus, lululemon, Pandora, Sephora, Anthropologie, Free People, Lovesac and Madewell. The mixed-use project’s 45,000-square-foot Medical Pavilion, which houses Intermountain Health, Ortho Montana and Gallatin Valley Surgery Center, opened in August 2024, while High Street, an outdoor retail experience, is set to open in summer 2025. Other tenants at the property include Macy’s, Barnes & Noble, Gallatin Valley Cinemas and Whole Foods Market. Additionally, interior upgrades to the existing shopping center include new lighting, carpet and refreshed common areas. Gallatin Mall Group, in partnership with Grossman Development Group, Boston Realty Advisors and The Broadway Co., is leading the project.

Demetri Koston of Gantry’s Spokane, Wash., office represented the borrower, a private real estate investor, in the financing. The 12-year, fixed-rate loan was secured from an agency lender with an upfront interest-only period transitioning to 30-year amortization. In 2021, Gantry provided a $16.4 million permanent loan for the property’s 108-unit first phase.
