Inc., has leased Building 10 at The Logistics Campus in suburban Chicago’s Glenview. The lease for the 351,520-square-foot build-to-suit facility commences in February. Dermody is the property owner. Bottling Group LLC manufactures, distributes and sells a portfolio of nonalcoholic beverages, including soft drinks, bottled water, energy drinks and fruit juices. Site work for Building 10 is underway with delivery planned for the first quarter of 2026. Colliers represented Dermody, and Cresa represented Pepsi in the lease. The Logistics Campus is a master-planned, 10-building campus totaling 3.2 million square feet. Dermody recently completed construction on Phase 1, which consists of more than 1.2 million square feet across five buildings.

The development will be supported by a 2.5-mile road system currently under construction, where utilities such as water, sewer, power, gas and fiber optics will be installed. Situated within a designated Foreign Trade Zone (FTZ), Port Wentworth Commerce Center allows tenants to defer, reduce or eliminate tariffs on imported goods. The campus will also have onsite CSX rail service. The project is expected to be the largest near-port logistics development to begin construction in the Southeastern United States in 2025 and will serve as the premier port-centric logistics park on the Eastern Seaboard, according to company representatives. Dermody has selected Bill Sparks and Preston Andrews of CBRE to handle leasing at Port Wentworth Commerce Center. And in those markets, which are defined by their density and sticky tenant demand, new supply is rarely a bad thing. According to the latest data available from Colliers, industrial vacancy rates in Philadelphia County, Southern New Jersey and the Lehigh Valley all rose in the fourth quarter by anywhere from 80 to 150 basis points. The regionwide vacancy rate stood at roughly 7 percent at the end of 2024, up from 6 percent in the fourth quarter of 2023.  The Colliers report also noted that while more than 6 million square feet of predominantly speculative product came on line in the first quarter of 2025, subsequent deliveries were forecast to decline by 40 to 50 percent in each ensuing quarter, “signaling a slowdown in supply for the remainder of the year.”  Demand in the region remains healthy but has undoubtedly moderated from record levels that prevailed several years ago, according to Scott Mertz, SIOR, president…

It is also in close proximity to the Union Pacific Joliet Intermodal Terminal and BNSF Logistics Park, Chicago. The project will feature a 3,000-square-foot spec office, clear height of 40 feet, 51 exterior dock-high doors, four drive-in doors, 160 parking stalls, up to 141 trailer spaces, ESFR fire protection and LED lighting. For starters, the county’s industrial market vacancy rate was 3.9 percent at that time. This figure represents a continued trend of gradually increasing vacancies, which has consistently occurred over the past eight quarters. The uptick in vacancies can be attributed to increased availability in larger distribution centers and evolving tenant requirements. North County had the largest increase at 4.5 percent. While a 3.9 percent vacancy shows OC’s industrial market remains relatively tight, there is a countywide availability of more than 16 million square feet.  Net absorption for the quarter came in at -900,000 square feet. Sectors that rely heavily on logistics and distribution were most impacted, as the move to less expensive space in the Inland Empire continues. Despite the negative figure, leasing activity remains high with quarterly averages of more than 2 million square feet.  Net absorption is expected to stabilize with the development pipeline slowing down. He cites these markets because of their affordability, business-friendly environment and robust logistics infrastructure. These areas tend to keep a healthy supply-demand balance, he adds. Every cycle with gang-busters demand and absorption comes to an end, as does every downturn. So, with the Cincinnati industrial market, we find ourselves in the doldrums since mid-2023, and we may not fully turn the corner until next year.  Perspective and context matter, though. We’re coming off record absorption and demand at the end of 2020 and through 2022, when we also closed the year with an unsustainable 1.7 percent vacancy rate. Before the entire world paused for COVID in early and mid-2020, we had a record year in 2019 as well.  While vacancy hovers around 6 percent at mid-year, that is basically the Cincinnati industrial market’s historical average. Four consecutive quarters of negative net absorption certainly defines “doldrums,” but that must be weighed against the previous 48 consecutive quarters of positive net absorption through mid-2023. We’ve also seen a slight increase in asking rental rates, up to $6.25 per square foot, despite negative absorption. So, despite a lackluster past 12 months, we have positive momentum, and that’s bolstered by many of the factors that have always made Cincinnati one of…
