COLONIAL HEIGHTS, VA. — Lingerfelt has inked a 233,359-square-foot industrial lease at Ruffin Mill Distribution Center, an industrial park in Colonial Heights, about 23 miles south of Richmond. The Memphis-based tenant, Vital Records Control, will occupy Buildings A and C, which are located at 1944 and 1998 Ruffin Mill Road, respectively. Matt Anderson and Harrison McVey of Range Commercial Partners represented Lingerfelt in the lease transaction, which brings Ruffin Mill Distribution Center to full occupancy.

CHICAGO — Zynga Inc., a global interactive entertainment company known for its social games such as FarmVille and Words With Friends, has signed a 14,000-square-foot office lease at Cumberland Centre in Chicago. The relocation marks an expansion for Zynga, which previously leased 12,448 square feet in a nearby single-story office complex. Cumberland Centre is a three-story office building that has recently undergone significant renovations. The lobby area features modernized lighting, seating areas and pop-culture décor. Amenities under construction include common-area hallway upgrades, a building café and a tenant lounge. These enhancements are slated for completion in 2025. MIDDLETON, WIS. — The Kickback Bar, a bar and arcade with over 30 pinball and arcade games, is opening this Friday at Middleton Market Food Hall in the Wisconsin city of Middleton. Cardinal Capital Management Inc. owns the property. The Kickback offers rotating craft beer and seasonal craft cocktails. Food and additional games will be introduced in the coming weeks. Middleton Market continues to expand with food, retail and entertainment options.

IRVING, TEXAS — Southwest Networks Inc. has signed a 12,888-square-foot industrial lease near Dallas-Fort Worth International Airport in Irving. The provider of cable communication services is relocating from nearby Grand Prairie to Las Colinas Distribution Center 5, an 80,900-square-foot building that was originally built in 1981. Maddy Coffman and Canon Shoults of Holt Lunsford Commercial represented the tenant in the lease negotiations. Bradford Commercial Real Estate Services represented the landlord.

KATY, TEXAS — Poag Development Group has welcomed four new tenants to LaCenterra at Cinco Ranch, an open-air shopping center located in the western Houston suburb of Katy. Houston TX Hot Chicken leased 4,065 square feet and is now open for business. Fidelity Investments (8,000 square feet), The Salty Donut (1,329 square feet) and Chewy Vet Care (3,002 square feet) are all scheduled to open before the end of the year. JLL represented ownership in all four sets of lease negotiations.

NEWNAN, GA. — Colliers has arranged a 10-year, full-building lease at Scout 85 Logistics, a 215,822-square-foot industrial building situated within Coweta Industrial Park in Newnan, a southwest suburb of Atlanta. Andrea Hopper and Jimmy Cohoat of Colliers’ Indianapolis office, along with Scott Plomgren of the firm’s Atlanta office, represented the tenant, Integrated Distribution Services (IDS), in the lease transaction. The landlord is Miami-based Scout Cold Logistics. Situated at 495 Coweta Industrial Parkway, the property offers proximity to the CSX Palmetto Industrial Facility and Hartsfield-Jackson Atlanta International Airport for IDS, a third-party logistics provider.

NEW YORK CITY — Yeshiva University will open a 160,000-square-foot health sciences campus in Midtown Manhattan. The Jewish higher learning institution is entering into a 32-year leasehold condominium agreement to occupy the fifth through ninth floors, as well as partial mezzanine and ground-floor areas, at the 10-story Herald Center building. The building is located at the corner of 34th Street and Broadway and was built in 1902 as the original Saks department store. David Carlos led a Savills team that represented Yeshiva University in its site selection and lease negotiations. Jacob Jerome and Morris Bailey represented the landlord, JEMB Realty Corp., on an internal basis. A tentative opening date was not disclosed.

CHICAGO — The Saint Grand, a 248-unit luxury apartment complex in Chicago, is now 75 percent leased. The development team includes Mavrek, Double Eagle Development, Luxury Living and GW Properties. The property at 535 N. St. Clair also features 45,000 square feet of office space and 8,000 square feet of street-level retail space. The building’s grand opening took place in late July, and residents started moving in in April. Units feature workspaces and private outdoor spaces. Amenities include a fitness center, coworking spaces, lounges and a rooftop pool deck. The retail space will be home to a Starbucks, and additional retailers will be announced in the coming months. The project team included architect NORR, general contractor Lendlease and interior designer Harken Interiors. Cushman & Wakefield is overseeing residential and commercial property management. Monthly rents for the apartments start at $2,379.

MONTGOMERY, TEXAS — Direct Air Flow Distributors has signed a 13,200-square-foot industrial lease in Montgomery, about 55 miles north of Houston. According to LoopNet Inc., the single-tenant building at 18904 Freeport Drive was built in 2012. Travis Land and Braedon Emde of Partners Real Estate represented the landlord, Kudzu Construction & Development, in the lease negotiations. Griffin Rich of Newmark represented the tenant.

FENTON, MO. — Midas Construction is rebranding to Midas Building Group (MBG). The firm builds hospitality, multifamily and senior living projects throughout the Midwest with active projects in Missouri, Illinois, Indiana and Ohio. MBG is also settling into a new and larger headquarters on the Maritz Corporate Campus at 1400 S. Highway Drive in Fenton, a suburb of St. Louis. The company previously occupied 5,226 square feet in Clayton. MBG’s new 12,005-square-foot office in Fenton features a 5,076-square-foot warehouse space. Campus amenities include a fitness center, multiple auditoriums and conference facilities, a full-service cafeteria and walking trails. The MBG family of companies includes American Cabinet Factory and Collaborative Carpentry. The firm also maintains a regional office in Indianapolis.
