Mike Salmen and Andrew Watson of Transwestern represented the seller, a private ownership group, in the off-market transaction. The sales price was not disclosed.

The properties are located in Texas, North Carolina, South Carolina, Florida, Georgia, Virginia and Arkansas, with 71 percent of the assets situated in top 30 U.S. metropolitan areas such as Houston, Austin, Charlotte and Atlanta. The portfolio was 90 percent leased at the time of sale and spans more than 1.3 million rentable square feet. Morningstar will continue operating and managing the portfolio. The seller was not disclosed. Harrison Street and Morningstar previously completed 41 self-storage investments across five Sun Belt states.

Inc. has delivered the new addition for Mercy Hospital Fort Smith, a hospital situated off Rogers Avenue in Fort Smith. The five-story addition spans 162,000 square feet and represents a $185 million expansion for the hospital, which opened in 1975. The expansion allows Mercy to accommodate approximately 25,000 more patients annually. Construction began in 2022 and increased the number of emergency rooms from 29 to 50, added six new trauma rooms and expanded the number of ICU beds from 36 to 64. Infrastructural upgrades include enhancements to the hospital’s mechanical penthouse, helipad and parking decks, along with an expanded central utility plant and the addition of a 22-bed observation unit in the former ICU space. The design-build team for the expansion project included ENFRA (mechanical engineer), HKS Architects, Olsson Associates (civil engineer) and Northstar Management (program manager). Mercy is one of the 15 largest health systems in the United States and serves patients in Arkansas, Kansas, Missouri and Oklahoma.

The stores will be modeled after the Grapevine, Texas, location, which opened in December 2024. The new locations will span 160,000 square feet and include a seafood/sushi island, full-service floral station, walk-in dairy and fresh coolers and a larger healthcare space featuring a patient waiting area, health services suites, private consultation rooms and dedicated hearing and optical centers. As part of its previously announced long-term strategy, Sam’s Club will also open 30 new locations over the next several years while building a pipeline to begin opening 15 new clubs annually. This marks the first expansion since 2017 after Sam’s Club closed 62 locations in 2018. By the end of fiscal 2025, Sam’s Club plans to open two more new locations in Tempe, Ariz., and Lebanon, Tenn., with further plans to begin construction on seven additional locations, according to CNBC.

Here are the chief factors taxpayers should consider in tax planning: Track reassessments Governments base property taxes on two things: assessed value and tax rate. Both elements change on a regular basis, and it can be mind-boggling for taxpayers to stay on top of just exactly when and by how much their properties’ taxes will increase. Reappraisal systems vary. While most jurisdictions reappraise either annually or on a regular, multiyear cycle, some jurisdictions do not.
