NEW YORK CITY — BioLabs, a Boston-based biotechnology incubator and operator of shared lab facilities, has opened a 46,000-square-foot life sciences space in the Long Island City area of Queens. The leased space is located within Innolabs, a 267,000-square-foot facility anchored by NYU Langone Health, and the facility will be known as Biolabs@NYU Langone. A partnership between Boston-based King Street Properties and New York City-based GFP Real Estate owns Innolabs.

SPRING, TEXAS — Locally based brokerage firm SVN | J. Beard Real Estate has arranged the sale of an 11,250-square-foot retail strip center in Spring, a northern suburb of Houston. The center is home to tenants such as Sherwin-Williams and Shogun Japanese Grill. Matt Knagg of SVN | J. Beard represented the buyer in the transaction. Austen Baldridge and Bob Conwell of NewQuest represented the seller. Both parties requested anonymity.

CHICAGO — Vestian, a Chicago-based commercial real estate services firm, has recently secured three commercial leases in North Carolina for three global manufacturers. The deals include an industrial lease for HEYCO-Werk USA, a tech manufacturer for plastic injection and two-shot molding; a lease for a new experience center in Charlotte for corrugated box manufacturer BHS Corrugated; and an industrial lease for BICASA North America, a provider of technical lab furniture. Information on the landlords and specific locations were not released.

SHELBY TOWNSHIP, MICH. — Hungry Habibi has signed a 1,228-square-foot lease to open at The Shops at Nottinghill Village in Shelby Township. The lease marks the fast-casual Mediterranean restaurant’s third location in Michigan. Michael Murphy of Gerdom Realty & Investment represented the landlord, Beztak Properties. Zoran Saveski of Esoteric Realty represented the tenant.

PHILADELPHIA — Pharmaceutical giant Eli Lilly (NYSE: LLY) will open a 44,000-square-foot life sciences facility in Philadelphia. The space will span the first and second floors 2300 Market Street, an eight-story, 223,000-square-foot building located roughly midway between the University City and Center City districts. Breakthrough Properties, which is a joint venture between New York City-based Tishman Speyer and biotechnology investment firm Bellco Capital, owns 2300 Market Street, and the facility will be known as Lilly Gateway Labs at Breakthrough. An opening date has not yet been announced.

MIAMI — The University of Miami has signed a 42,000-square-foot office lease at Building 1300 at Flagler Station in Miami. The university signed a 10-year lease for the space, and will occupy nearly one-third of the building for its healthcare system (UHealth) offices. The long-term lease deal also includes building-top signage for the university, which will elevate visibility for the brand. The University of Miami is expected to move into its new space in the second quarter of 2026. Building 1300 at Flagler Station spans four stories and features flexible floor plates and amenities including a fitness center, outdoor seating area and a meeting room. Hamilton Development originally acquired Building 1300 earlier this year as part of its acquisition of a 24.4-acre site at Flagler Station. Cameron Tallon of CBRE represented Hamilton Development in the lease negotiations.

NORTHLAKE, ILL. — D6 Inc., a sustainable packaging supplier, has signed a 41,190-square-foot industrial lease at 11720 W. Grand Ave. in Northlake. Ed Wabick and Marc Hale of DarwinPW Realty/CORFAC International represented the tenant, which is both expanding and relocating from its previous facility. The space is part of a larger 82,380-square-foot building with 1,717 square feet of office space, four docks, two drive-in doors and a clear height of 22 feet. Terry Herlihy of NAI Hiffman represented the landlord, Westmount Realty Capital. D6 took occupancy last month.

HOFFMAN ESTATES, ILL. — Inspired by Somerset Development has launched leasing for the West Side of Bell Works Chicagoland in Hoffman Estates. The project’s first phase has reached 98 percent occupancy. The former AT&T campus now features a mix of office, retail, dining, residences and hospitality. The redeveloped West Side will include more than 500,000 square feet of new space, including 430,000 square feet of traditional office space with approximately 35,000 square feet dedicated to 16 fully furnished “Ready-to-Wear” suites. These suites are available for flexible short- and long-term leases ranging from 1,000 to 4,000 square feet. A conference center with five conference rooms will accommodate up to 370 people. There will also be 70,000 square feet of retail space. Completion of the West Side is slated for the third quarter of 2026. The East Side now has only 10,000 square feet of space remaining, including an 1,800-square-foot “Ready-to-Wear” suite and two office spaces. Following recent leases from Arjo, Convergint and WT Group, a combined 785 additional employees are at the campus on a daily basis.

EAST HANOVER, N.J. — Resource Realty of Northern New Jersey (RRNNJ) has secured a 15,005-square-foot industrial lease in East Hanover, about 25 miles west of New York City. The tenant, Tri-State Cleaning and Restoration, will occupy space at 906 Murray Road, which is located within the 1.2 million-square-foot Ridgedale Industrial Park. Tom Consiglio and Scott Peck of RRNNJ represented the undisclosed landlord in the lease negotiations. Brian Wilson, also with RRNNJ, represented the tenant.

COLLEGE STATION, TEXAS — College Station-based Layne’s Chicken Fingers has signed a franchise agreement to open 44 new units across Texas. Developer Eli Cohen will operate the restaurants. As part of the agreement, Cohen’s team plans to open multiple new Layne’s locations in Lubbock, with two sites already confirmed. In addition to the deal with Cohen, Layne’s has also executed a 12-unit deal with a Wendy’s operator in the Rio Grande Valley; an eight-unit deal with a former water bottling entrepreneur in West Central Texas; and a four-unit agreement with a hospitality professional in South Fort Worth. Layne’s has also recently opened new restaurants in Mission Bend, Tyler and Nacogdoches, with five additional locations expected to open across Texas before the end of the year.
