The tenant is Comcast Cable Communications Management, and the space is located within the 200,000-square-foot, freshly renovated building at 1111 Old Eagle School Road. NEW YORK CITY — The Legal Aid Society has signed a 29,467-square-foot office lease renewal and expansion on Staten Island. The expanded space includes suites on the second, third and eighth floors of the building at 60 Bay St. Christopher Mansfield, Craig Reicher, Greg Maurer-Hollaender and Julia Passantem of CBRE represented the tenant in the lease negotiations. GRANTS PASS, ORE. — A little over a month after unveiling its 1,000th retail location, drive-thru coffee chain Dutch Bros Inc. (NYSE: BROS) is expanding its operations with goals to reach 2,029 shops by 2029. Originating in 1992 as a pushcart by the railroad tracks in downtown Grants Pass, Dutch Bros opened its first franchise in 2000. Dutch Bros Coffee now has a significant presence in the Pacific Northwest and is expanding with more locations across the United States, moving eastward to Florida, Texas, Oklahoma and Georgia. Looking further out, Dutch Bros sees potential for 7,000-plus locations nationwide, up from its original estimate of 4,000 shops. In 2025 alone, the company expects to open “at least” 160 new stores. The company recently hired former YUM! Brands executive Brian Cahoe as chief development officer to oversee the expansion strategy. DALLAS — Duralum Products has signed a 57,000-square-foot industrial lease in northwest Dallas. The provider of patio covers and other home furnishings is taking space at 7 Justice Way, a single-tenant building that according to LoopNet Inc. was completed in 2023. Jason Moser and Giovanni Scardino of Stream Realty Partners represented the locally based landlord, Trive Capital, in the lease negotiations. MILLSTONE, N.J. — Pennsylvania-based Logistics Plus Inc. has signed a 1 million-square-foot, full-building industrial lease in Millstone, an eastern suburb of Trenton. The building is part of Millstone 8 Logistics Center, a 140-acre speculative development by Crow Holdings that also includes a 220,000-square-foot building that is fully leased to United Legwear. Logistics Plus’ building features a clear height of 40 feet, 274 trailer parking stalls and 172 loading doors. Rob Kossar, Nate Demetsky and Leslie Lanne of JLL represented the ownership group, which includes The Carlyle Group and 2020 Acquisitions, in the lease negotiations. HOUSTON — Skadden, Arps, Slate, Meagher & Flom LLP has signed a 52,000-square-foot office lease at Texas Tower, a 47-story skyscraper in downtown Houston. The global law firm will occupy space on two floors beginning in April 2026. Michael Anderson with Cushman & Wakefield represented the landlord, a partnership between Hines and Ivanhoe Cambridge, in the lease negotiations. Mark O’Donnell of Savills represented the tenant. The deal brings the 1.2 million-square-foot building to 99 percent occupancy.
HOUSTON — Stream Realty Partners has negotiated a 32,238-square-foot industrial lease in southeast Houston. According to LoopNet Inc., the building at 8300 Telephone Road was constructed in 1981 and totals 107,025 square feet. Tyler Maner and William Carpenter of Stream represented the landlord, Birtcher Anderson Davis, in the lease negotiations. Amy Patterson with Clay & Co. represented the tenant, First Choice Fasteners.
VALLEY COTTAGE, N.Y. — National Ramp has signed a 109,450-square-foot industrial lease in Valley Cottage, about 30 miles north of New York City. The space is located within Lincoln Logistics Rockland, a distribution facility that features a clear height of 36 feet, 34 dock doors and parking for 123 cars and 41 trailers. James Panczykowski of JLL and Adam Petrillo of Newmark represented the landlord, a partnership between Lincoln Equities and PCCP LLC, in the lease negotiations. National Ramp was self-represented.
NEW YORK CITY — RD Management has subleased 17,363 square feet of office space at 1745 Broadway in Midtown Manhattan. The space spans part of the seventh floor of the 26-story, 780,525-square-foot building.
